Ross Stores, Inc. Director, Construction (Corporate Properties) in Dublin, California

GENERAL PURPOSE:

The Ross Construction Director for Corporate Properties will be located at our Dublin, CA location and report to the SVP of Corporate Properties. This role will primarily oversee and support the detailed planning, construction and delivery of office, distribution center and warehouse construction projects. Responsibilities include the oversight of and coordination with internal departments (Business Units, IT & Loss Prevention) and external (general contractors, architects, furniture vendors, legal, etc.) to ensure that projects are designed and constructed at the highest level of quality possible.

ESSENTIAL FUNCTIONS:

  • Planning and directing internal and external resources in the management of all project & program activities; taking into consideration, delivery, schedule, safety and cost,

  • Lead, oversee and control project design, from test fits through to construction drawings.

  • Create, implement, manage and maintain construction budgets and schedules according to policies and procedures. Create, submit and track Capital Expenditure Requests to ensure timely review and approval. Lead the effort to assess and negotiate fees for architects, engineers and other outside consultants. Direct resources to ensure first class outcomes for work progress and quality.

  • Set expectations and drive measurable results with contractors throughout the project lifecycle including measuring and managing to KPIs, schedules and budgets.

  • Direct resources and coordinate all aspects of the project with internal departments to ensure project delivery and completion.

  • Keep executive leadership apprised of any critical items or situations having impact on project delivery or cost and propose options and solutions as required to optimize results.

  • Provide timely and thorough responses to requests for information and assistance from other internal departments, outside vendors and contractors.

  • Create (as appropriate) and maintain department policies and procedures regarding budgets, payments and change orders. Govern, audit and resolve as appropriate any issues regarding payments with vendors.

  • Maintain detailed knowledge of all assigned projects and schedules.

  • Develop & Maintain as appropriate department standards with regard to project files and other forms of department communication.

  • Proactive management of the region’s project portfolio and addressing of any issues professionally and swiftly. Escalate issues as necessary to resolve.

  • Liaise with all stakeholders including, architects, general contractors, furniture vendors, local authorities, etc.

QUALIFICATIONS AND SPECIAL SKILLS REQUIRED:

  • B.S. degree in Engineering, Architecture or Construction with minimum of 7 - 10 years project management experience in the office or industrial sectors.

  • Demonstrated project and time management skills.

  • Excellent computer skills including Word and Excel.

  • Outstanding communication skills both verbal and written.

  • Ability to handle matters professionally, confidentially and apprise leadership of critical issues related to the department or company programs.

  • Self-starter with ability to work independently under minimal supervision.

  • High degree of reliability and ability to travel extensively.

  • Ability to handle multiple tasks simultaneously, prioritizes these tasks, and follows through to ensure timely results.

  • Excellent organizational and leadership skills. Good interpersonal skills with the ability to communicate all levels both within the client organization and externally.

  • Ability to read, review and comment on all aspects of construction drawings.

  • Take accountability for administering and coordinating the workload within the region.

  • Familiar with permitting, code, inspection, safety and other critical project aspects.

PHYSICAL REQUIREMENTS/ADA:

Job requires ability to work in an office environment, primarily on a computer.

Requires sitting, standing, walking, hearing, talking on the telephone, attending in-person meetings, typing, and working with paper/files, etc.

Consistent timeliness and regular attendance.

Vision requirements: Ability to see information in print and/or electronically.

SUPERVISORY RESPONSIBILITIES:

Although this position will not have any direct reports, the qualified person will need to lead internal and external resources.
